Constructing affordable low income urban infill housing:

  • Currently banks won't lend on vacant lots, there is no structure they can collateralize.
  • Built to a stage where I can secure conventional bank funding.
  • Complete project consists of 7 townhomes, partnering to obtain short term funding for phase 1.
  • 6-to-7-months projected phase 1 construction completion for the 4 townhomes. Have approved city site plan.
  • Four months construction timeline will have townhomes at the phase to secure bank funding.
  • Four months construction timeline Site Work & Foundation, and Framing, Roofing, Dry-In.
  • Have all required construction city approved permits, and construction plans.
  • Licensed construction General Contractor on this project, will provide GC AZ Register of Contract info.
  • Appraisal value after construction 540k to 590K, have appraisal report with summary sale comments.
  • Will insure construction with builder's risk / construction insurance and general liability insurance.
  • Exit strategy: sell some, hold and lease some.
