I've been in the construction industry for 26 years. I am the true definition of "Jack of all Trades" - "Master Carpenter". I started as a union carpenter apprentice (metal studs, drywall, acoustical ceilings, exterior metal stud framing etc..) in March of 2000 working for my uncle's company (Competitive Interiors). I worked in the field until August of 2018 acting as foreman on a few projects. At this point I was sick of all of the driving (1 - 1-1/2 hr to work), sick of the union politics, and sick of dealing with the current "Boss". I have always done side work for myself along the way (house hacking) and chose to walk away from the union and my uncle's company and went on to work for myself. House hacking for customers. I did A-Z construction, roofing including metal, siding, windows, porches, decks, patios, garages, pole barns, kitchens, baths, flooring, interiors re-design, tile. I also did for the most part all of my own plumbing, electric, hvac, painting etc. I worked for myself until 2022. During this time, I was getting my materials through my uncle's company for better pricing. One day I called about materials, and he offered me a position in the office as an estimator. At the time it sounded great! Salaried pay, paid holidays, paid vacation, no winter work, 30 min from home, my own office. Sign me up! 3 years later and I'm bored with the work, sick of sitting in an office, sick of not building anything. All through my career I have had an interest in Real Estate investing. Flipping Houses to be exact. I've followed many "Gurus" and learned the basics. However, most recently I have invested in myself by way of purchasing a Real Estate Master Class & Mentor with access to a private community. I paid 5 figures for this course, and it has given be the information & tools I didn't have. And a community full of resources and other investors doing deals. With these combined with my knowledge & years of experience I can now confidently underwrite a deal within minutes.

It is a 3 bed - 2.5 bath - 1860 sq' house which has an oversized lot, a ranch style commercial building (used to be the Salem Vet) with a parking lot and a 2-car garage. My plan is to sub divide into 3 parcels. Parcel 1 - 3 bd house to renovate into a rental, Parcel 2 - Office building with parking lot and 2 car garage owned free & clear, Parcel 3 - Empty lot owned free & clear. I want to renovate the 3 bd house into a rental, build a new rental (duplex if approved) on the empty lot, and then make the commercial building with parking lot & garage my new office for business owned free & clear. All of my animals including my current dogs who are 8 have gone to that vet until it closed and it would be awesome to be there with their energy and also something cool, the address is 777. Also, awesome. Moving forward with my business this is my plan. Doing fix & flips into rentals and finding infill lots to build on creating that missing middle family housing. Some lots will be for rentals & some for sale. I have positioned myself to do this full time and have things in motion to do this on my own. Thank you for your consideration.
